Pre-Approval Palooza Questions
What does it mean to be pre-approved?
By filling out a free, general application on May 9, you can receive a pre-approval certificate that can be used at any of our apartments in the Fargo-Moorhead metro area. The certificate will tell you exactly the rent amount you qualify for. Bring that with you to any GOLDMARK Apartment Office by the end of August. When you find that perfect apartment or townhome, simply sign the lease, pay your deposit, and you are ready to move in! No waiting!
What do I need to bring with to the Palooza to get pre-approved?
Bring your last two consecutive pay stubs from your current employer(s). Bring names, phone numbers, and addresses of your current and previous rental agencies and/or landlords. A government issued photo ID is required to verify your identity and information.
Where do I go to get pre-approved?
We have three convenient locations. Urban Plains is just of Veterans boulevard by Family Wellness. Griffin Court is in Moorhead off of 20th Street on the south side of Interstate 94. Our GOLDMARK Training Center, just off 25th Street and I-94 will also be open for the day! View all the address locations.
How long can I expect the pre-approval process to take?
It will only take a few minutes to fill out a free application. From there, it will take approximately 1-3 business days to receive your pre-approval certificate. After you receive your certificate, you can bring it to any GOLDMARK Apartment Office to start the move in process.
How much does the pre-approval process cost?
Nothing! All application fees are waived for those applying to get pre-approved on May 9, 2019. Once you find your perfect home, a security deposit will be required as well as signing a lease agreement. Security deposit amounts vary by apartment.
What are the move in gifts?
Each individual who gets pre-approved on May 9 and signs a lease by August 31, 2019, can choose one of three gifts: 50″ 4K Smart TV, Apple iPad, or a $350 Visa gift card.
When do I get my move in gift?
Once you decide which option you want to be your next home, you will provide them your pre-approval certificate, pay your security deposit, and sign a lease agreement. At that time, you will be asked which of the pre-approval move in gifts you would like. You will receive the gift you indicate, within 7 days of moving into your new home. (To qualify, you must sign a lease must by August 31, 2019.)
When can I move in?
You can move in as soon as the apartment you choose is available. We have several options available to move in immediately, and other options available for this summer or fall. You must sign a lease by August 31, 2019, to qualify for the bonus move in gift.
Will I be signing a lease at the Pre-Approval Palooza?
No. You will not be signing a lease to get pre-approved. This process will identify what you qualify for to assist you in your search. Once you find your perfect home, a lease agreement will be signed at that time to secure the apartment home for you. A security deposit will also be required at that time.

Rental & Application Requirement Questions
All applicants undergo a screening process for credit, income, rental references, and criminal background.
What are the credit requirements?
The credit verification is completed for all applicants by an independent reporting agency. A credit score of 600 or more is considered acceptable. Applicants with a score below 600 may opt to obtain a qualified guarantor with approved income and credit verification.
What are income requirements?
You must provide your last two consecutive pay stubs from your current employer(s). If documentation is not provided, please provide contact information for your employer.
One third (1/3) of the applicant’s gross monthly income will equate to the maximum rent amount they qualify for as an individual.
Example: $1,500 gross monthly income equals an approved maximum monthly rent amount of $500.
If you will have a roommate, use your combined approved rent amount in your apartment search. For instance Roommate A is approved for $500; Roommate B is approved for $400. Together you would qualify for monthly rent up to $900.
What if I don't meet the income or credit requirements?
If you do not meet our rental requirements, you have the option of getting a guarantor that meets the criteria to guarantee the lease.
You may also combine your pre-approval certificates with potential roommates to increase the amount of rent you are both qualified for. Additionally, only one person per apartment needs to qualify for the credit requirements.
How do you check rental history?
Satisfactory rental history is required. If you have rented in the past, you must provide your current and previous address along with landlord contact information. We will then contact them.
Is there a criminal background check?
A criminal background check is completed for all individuals during the rental application process. This verification is conducted by an independent reporting agency. This information is kept confidential and only an approved or denied rating is viewable by the Community Office.
Rental applications may be denied for individuals that have been convicted or plead guilty or no contest to a gross misdemeanor or felony, subject to GOLDMARK’s standard criminal criteria.
If the search discloses any felony or gross misdemeanor convictions, you may be given an opportunity to provide qualifying information on the crime.
Registered sex offenders are not allowed to lease from GOLDMARK.
