MAINTENANCE FREQUENTLY ASKED QUESTIONS
Sometimes there are simple answers or solutions to the most common maintenance concerns. Here are the maintenance questions we are asked the most frequently.
My toilet is plugged. What should I do?
All residents need to own a plunger. If your toilet is plugged, you are responsible to plunge it before calling maintenance. If you plunge your toilet without success, please contact your office to request service. If it is the only toilet in your home, you may utilize emergency services if our office is closed.
Water is leaking from my sink or toilet. What should I do?
Don’t panic. Water shut-off valves for the toilet are located directly below the toilet tank and the shut-off valves for faucets are located in the cabinet directly below the faucet. To shut the water off to your toilet or faucet, turn the valve clockwise. This will completely shut the water off to your toilet or faucet. (If you are unable to turn the valve, use a plastic container to catch the water and minimize damage.) Next, contact the office for emergency service.
What can I put down my garbage disposal?
The disposal assists with small food particles that wash into the kitchen drain. Always scrape your plates into the garbage before rinsing them in the sink. Large food items may cause your disposal to jam or plug the drain. Avoid any items that are not edible, such as banana peels, bones, and eggshells. Hard foods like seeds and nuts can cause a jam. Also avoid grease, rice, and pasta, as those result in clogs.
Can I flush anything down the toilet?
No. Only flush toilet paper down your toilet. Flushing items such as q-tips, cotton balls, and paper towels will plug your toilet or cause a blockage elsewhere in the pipes. We recommend disposing of flushable wipes and feminine hygiene products in your garbage also, as these frequently result in plumbing issues.
My toilet sounds like the water is running periodically, even though I didn’t recently flush it. Is that an issue?
Yes. The internal flushing mechanism is not functioning properly. This can result in excessive water usage, wasted resources, and increased utility bills. Let us know so our technician can resolve it.
Why does water still come out of the tub faucet when I am showering?
The tub faucet has a diverter to direct all the water to the shower when the lever or knob is utilized. If water continues coming out of both, let us know, as this causes water waste and can affect your shower pressure. We’ll send a tech to take care of it for you!
How can I get into my garage during a power outage without my electric opener?
Garages with electric door openers are usually equipped with an emergency release function. Look for a lock in the center of one of the top garage door panels. Insert your garage key into the lock. Turn the key and pull the cylinder out of the housing. This will be attached to the cable. Pull on the cable to release it from the opener, bypassing the door’s primary drive. Then fully lift the garage door. Reverse the process to close it. The opener will reengage when the power is restored.
Why does one of my outlets in the kitchen or bathroom not work?
Kitchen and bathrooms are often equipped with GFCI (ground fault circuit interrupter) safety outlets. These outlets have a test and reset button on them. If the outlet you are plugged into has that, first try the reset button. If that does not resolve the issue, or there is no button, contact your office to request service.
Part of my apartment has no power. What do I do?
If power is out in only a portion of your apartment, please check the circuit breakers. The circuit panel will typically be in a storage closet or on a bedroom wall. Open the panel and check the description on the individual breakers and find the breaker for the circuit that is off. Often, this is the breaker that is not aligned with the rest. Turn this breaker all the way off and then flip the breaker back on. This should restore power to this circuit. If not, please contact your office.
What should I do if there is no power in my whole apartment?
Check the common areas of the building or look at parking lot lights outside. If those are out also, it usually means the issue is with the power company. Call or visit the website of your provider. They will provide further information and often offer an estimate of how long it will take them to restore the power. If it is only your apartment affected, contact us for emergency services.
